The Bupeyong Dong-A 1st Apartment Reconstruction Project is a major urban renewal initiative taking place in the heart of Incheon, South Korea. Initiated by the Association Establishment Promotion Committee, the project aims to transform aging residential structures into a vibrant, modern, and future-ready apartment complex that enhances the urban l andscape and improves residents' quality of life.
Visual Ennode was entrusted to provide early-stage 3D visualization support, specifically producing a detailed bird's-eye view that served not only as a communication tool for residents but also as a professional asset for administrative approvals and investor presentations.
The Bupeyong Dong-A 1st Apartment site is located in Bupeyong District, Incheon, and currently comprises aging low-rise apartment buildings constructed decades ago. These structures are visibly deteriorating and no longer meet modern standards of living.
Key characteristics of the current site:
Building condition: Outdated structures lacking seismic safety and modern amenities
Land use: High density with poor layout; limited open and communal spaces
Infrastructure: Obsolete fire protection, plumbing, and electrical systems
Environmental quality: Insufficient greenery, lack of recreational or public zones
Connectivity: Located near major roads, suitable for compact urban redevelopment
Summary: The site presents technical and social challenges, but also offers a strong opportunity to create a modern, integrated, and community-friendly residential environment.
Bird's eye view of the current status of the land
The redevelopment of Bupeyong Dong-A 1st Apartments focuses on several key objectives:
Enhancing living conditions through optimized urban design and spatial planning.
Facilitating community engagement with transparent, visual-driven planning materials.
Expediting government approval by presenting clear and comprehensive 3D documentation.
Attracting investment and trust with high-quality CG visuals and future-focused development concepts.
Our scope included the creation of a highly accurate and emotionally engaging 3D masterplan perspective. This deliverable allowed the committee to visually communicate the intent and feasibility of the project to a wide range of stakeholders including:
Residents and homeowners
Local government and urban planners
Potential investors and contractors
Full 3D site model based on urban planning data
Photorealistic 3D rendering with day/night variations
Highlighted infrastructure and circulation zones
Green spaces, amenities, and future mobility considerations
Post-produced visuals optimized for printing and digital presentation
In high-density areas like Incheon, projects of this scale require clear communication between planning committees and the public. A professionally produced 3D bird's-eye view bridges the gap between technical CAD drawings and emotional understanding. The image serves as a common language that allows all participants to visualize the future neighborhood.
Additionally, it supports:
Faster community feedback loops during townhall or resident meetings
Accurate public representation during permit application processes
Media and promotional usage when the project enters its next development stage
To deliver the final visuals, Visual Ennode followed this pipeline:
SketchUp and Rhino were used for conceptual massing and site modeling.
The 3D model was imported into Lumion and D5 Render to build lighting, vegetation, and atmospheric effects.
Final compositions were edited in Photoshop to fine-tune skies, reflections, and annotation layers.
The Bupeyong Dong-A 1st Apartment visualization delivered by Visual Ennode not only contributed to smoother internal communication among stakeholders but also raised the public image of the project. The committee reported that the visuals helped in building early trust, particularly among long-term residents concerned about displacement or disruption.
Visual Ennode continues to support urban regeneration projects with a focus on storytelling, clarity, and cinematic realism.
